2 Questions:
1) What kind of Warranty does this apartment come with? I didnt know houses came with a warranty, is this a Canada thing?
2) $289,000 (US$245,000) WTF? Thats alot of money for a two bedroom apartment. Is the housing market that out of whack in Canada? What does a 3 bedroom house go for?
(1) Warranty probably refers to a 5-10-25 year warranty on new condo buildings. Our province BC (and our city, Vancouver in particular) had a huge crisis with leaky condo buildings in the last ten years. Given the recent condo sale numbers, I’d say buyer confidence has returned, and I think the builders guarantees have something to do with that. I would say “post-crisis” buildings were built around 2000, so it may just be that the first warranties haven’t started running out.
(2) Vancouver housing prices are the highest in the country, even though we’re not the largest metropolitan area. The neighbourhood SlantyK is referring to is part of ‘Vancouver East’, and so according to this Vancouver housing price index, average detached houses in their area are nearing the $500,000 mark. A closer look at their neighbourhood (Fraserview) indicates that houses are actually hovering around $577,000 average.
